**Rules & Regulations**
1. No Smoking in our Home. Please step outside & dispose of cigarettes properly (Do not throw on grounds, for they will be inspected)
2. No Pets Allowed--In or On Premises. If found-will forfeit all deposits/balances and all guests to vacate property immediately
3. Do Not Remove any of the home’s personal property for use outside or for personal use. (Example) towels, blankets, pillows, etc.
4, Do Not Move furniture from the inside to the outside and vice versa or around in home! If you need to move living room table to use sleeper sofa’s-put table back on departure day-failure to so will result in charge. You use playpen, highchairs, ect..-Put it Back in original placement. If you move any furniture it must be placed back into original placement or you will be billed.
5. We are on private septic, so please do not dispose in sink or toilet: Grease, dental floss, disposable wipes or feminine products. Only toilet paper provided can be flushed.
6. If Propane tank empties, there is an exchange on Indian Pt at the Deer Run Grocery Store/Bar & Grill.
7. We are not responsible for left items-double check your rooms/closets prior to departure! Left items will not be returned.
8. Place dishes into dishwasher and set run cycle prior to departure--Gather All Sheets & Towels & place in Laundry Room on Departure Day!
9. Place ALL trash in dumpster provided—no trash allowed left on floors/in cans—put Movies & Games Away.
10. Absolutely No Fireworks Allowed. No RV’s or Motor homes allowed on property--will be towed at owner’s expense.
11. Lock all Doors & Windows and make sure Garage Door is Closed on Departure Day. Check Out No Later than 10am.
12. If Fireplace in Master is used, make sure extinguished upon any departure from home. Make sure damper is open. Place Ashes Only in Silver Metal Waste Can-Labeled Ashes Only.
13. Wireless Internet in home. Cell Phones work in home.
14. No Ordering Movies off of Satellite. Video Library Provided.
15. Cancellations outside of 61 days of arrival, full refund minus booking fees by vrbo/AirBnB/other third party platforms. Cancellations between 30-60 days will receive 50% refund. Cancellations 30 days of arrival subject to full forfeiture of reservations monies. We, the owners, are not liable to inclement weather or other "Acts of God". Rescheduling of dates is not allowed. You are responsible for your dates booked. No refunds for early departure.
16. Guest & Guest Invitees shall defend, indemnify & Hold Harmless owners (Branson Escapes, LLC) for any loss or injury received on or in the leased premises. The owner reserves the right to cancel any guest reservation due to that may render the home unsafe to occupy including, but not limited to: fire damage, water damage, storm damage & other known “Acts of God” or change of ownership. In all these cases the guest will receive all monies paid refunded.
17. Maximum guest allowance 27, this includes visiting & overnight guests—not to exceed max allowance. If found with over max allowance you will be ordered to vacate premises immediately & forfeit remaining stay.
If the above Rules & Regulations are not followed you will be charged an additional $300 fee for excessive clean or late checkout which will be automatically charged to your credit card on file. By booking you agree to the terms of this full contract.
